Riverside is Jacksonville’s crown jewel; it’s an old neighborhood with a wide variety of residents, buildings, and attractions, and it still shines brightly after years and decisions nearly dulled it. Riverside, nestled on the banks of the St. Johns River, provides a breathtaking river view of the city center, which can be reached in a matter of minutes via the convenient local trolley system. Two National Register of Historic Places districts and a City of Jacksonville Historic District are both included in this area. It is one of the largest historic districts in the United States, with 5,000 buildings spread across eight square miles in Riverside.

Prior to its rapid growth after the Civil War, Riverside was the site of several plantations established on land granted by the Spanish in the Colonial era. Riverside Avenue was where the majority of the original homes were built, and early residents included many influential business people and politicians who could afford such grand residences. In 1887, the area was annexed by Jacksonville, and the city’s trolley lines were extended into the area, sparking a period of rapid growth.

After the devastating downtown fire of 1901, many families relocated to the Riverside area, which quickly became a testing ground for new architectural trends. Over the next decade and a half, 13,000 brand-new homes and businesses were constructed. The Prairie style of architecture, which was developed largely under the influence of Frank Lloyd Wright, was reflected in many of the new homes, which was unusual outside of the Midwest, where it originated.
